So, you’re thinking about buying your first home — exciting stuff! But let’s be honest: it can also be a little overwhelming. Between the mortgage math and the open house emotions, it’s easy to feel like you’re flying blind.
Here are six things I wish more first-time buyers knew going in:
1. DO get pre-approved before you fall in love with a house.
This isn’t just paperwork — it shows sellers you’re serious and helps you understand what you can actually afford. Trust me, it saves time (and heartbreak).
2. DON’T spend to the top of your budget.
Just because the bank says you can doesn’t mean you should. Leave room for things like furniture, repairs, and life in general.
3. DO pay attention to location.
You can change a kitchen. You can’t change the street it’s on. Think about what matters long-term: schools, commute, neighborhood vibe, walkability.
4. DON’T skip the home inspection.
Even if it feels like a great deal or the market’s hot — always, always get an inspection. Surprises are great for birthdays, not for plumbing.
5. DO think ahead.
Where do you see yourself in 5–7 years? Will this house still work for you? A little forward thinking now can save you a major move later.
6. DON’T buy with your heart only.
It’s easy to fall in love with cute details and ignore big red flags. Stay grounded in your budget and your goals — even if the porch swing is adorable.
Buying your first home is a big deal, but it doesn’t have to be a stressful one. A little prep goes a long way. And if you’ve got questions? We’re always happy to help.
